But before you write a massive check for a brand new system, or sink money into an ancient clunker, it's essential to objectively evaluate whether you should repair or replace your home furnace.
The 5,000 Rule
Industry experts often use the '$5,000 Rule' to help homeowners decide. Simply multiply the age of the equipment by the estimated cost of the repair. If the number exceeds $5,000, it's generally a better financial decision to replace the unit. For example, a $500 repair on a 12-year-old furnace (500 x 12 = $6,000) strongly suggests replacement is the wiser investment.
The Safety Factor: Cracked Heat Exchangers
There is one condition where replacement is almost always mandatory: a cracked heat exchanger. The heat exchanger separates the toxic combustion gases (like carbon monoxide) from the clean air being blown into your home. If it cracks, carbon monoxide can enter your living space. Repairing a heat exchanger is extremely difficult, very expensive, and often unreliable, making furnace replacement the only safe option.
AFUE Ratings and Energy Savings
Older furnaces often have an AFUE (Annual Fuel Utilization Efficiency) rating of 60-70%, meaning 30-40% of the fuel you pay for is wasted as exhaust. Modern furnaces reach up to 98% AFUE. The dramatic decrease in your monthly gas bill can often offset the cost of a new furnace within a few years.
