Indoor Mini-Split Water Leaks in Desert Homes
Ductless mini-split heat pumps are among the most efficient heating and cooling solutions for Antelope Valley master suites, home additions, and garage conversions. However, discovering water dripping down your interior drywall from the wall-mounted air handler can cause immediate panic and drywall damage.
Direct Diagnosis
Water leaking from an indoor mini-split unit is almost always caused by: (1) a blocked condensate drain line due to desert dust and algae biofilm, (2) inadequate drain hose downward slope (pitch), (3) a failed condensate lift pump, or (4) a cracked or overflowing internal drip tray. Turn off the unit immediately to stop condensation generation and prevent wall water damage.
1. Desert Dust & Condensate Algae Slime
During summer cooling, the indoor evaporator coil pulls gallons of moisture from indoor air. In Palmdale and Lancaster, microscopic dust particles pass through the washable filters and settle into the internal drain trough. Combined with moisture, this dust forms a thick, gelatinous sludge that easily clogs the 5/8-inch drain line, causing the internal pan to overflow down the wall.
2. Drain Hose Slope & Pitch Problems
Ductless gravity drainage requires a minimum downward pitch of 1/4 inch per foot. If an amateur installation allowed the drain hose to sag inside the wall or kink behind the line-set concealment channel, water will pool and back up into the indoor cabinet.
3. Mini Condensate Removal Pump Failure
When mini-splits are mounted on interior walls where gravity drainage to the exterior is impossible, miniature electronic condensate pumps are installed inside the head or line-hide. If the float switch sticks or the miniature pump motor fails, water backs up into the reservoir and spills out.
Professional Coil & Drain Sanitization
At AV Action Air, our technicians utilize specialized mini-split bib wash kits and pressurized nitrogen lines to flush drain lines, treat pans with non-corrosive algaecide tablets, and sanitize delicate blower wheels to prevent future water overflow.
